Whether you are looking to reduce water use, simplify maintenance, or boost your home’s appearance, smart landscaping can achieve all three.

Review Your Association’s Guidelines
Before planting or making landscape changes, take a moment to review your community’s Rules and Regulations or Design Guidelines. These often include:
- Restrictions on turf, gravel, or artificial turf,
- Approved plant lists, and
- Requirements for prior approval, especially for front yards or visible areas.
If you are unsure what is allowed, reach out to your Community Manager for clarification. Making changes without prior approval can lead to costly reversals or fines.
Use Native and Drought-Tolerant Plants
Summer heat and water restrictions can strain traditional landscapes. Switching to native or drought-resistant plants helps conserve water and reduces long-term maintenance. In Washington State, great choices include lavender, yarrow, salvia, and sword ferns. These plants typically require less fertilizer and fewer pesticides, making them a smart choice for both your yard and your community’s overall environmental health.
Water Efficiently
Most areas now have seasonal watering guidelines or restrictions in place. To make the most of every drop:
- Water early in the morning when evaporation is lowest,

While some Associations are moving away from traditional lawns, many still allow them with maintenance requirements in place:

Looking for long-term savings and style? Consider replacing small lawn areas with gravel, stone paths, or sitting areas. These changes can reduce water usage and upkeep but be sure to get approval if your community requires it.
