A Career Dedicated to Community Association Management
After nearly four decades in community association management, Patrick Rooney, CMCA, AMS, PCAM is retiring from the profession he has helped shape throughout Washington State.
Patrick’s career began in 1987 and grew alongside an industry that was rapidly evolving in both complexity and professionalism. Over the years, he managed a remarkably diverse portfolio of communities and properties, gaining experience in condominiums, homeowners associations, resort communities, apartment properties, and large-scale residential developments. From high-rise buildings in Tacoma to resort operations in Central Washington and some of the region’s most complex community associations, his career reflected a deep understanding of what it takes to successfully lead and support shared-interest communities.
A defining characteristic of Patrick’s career was his commitment to professional development and industry excellence. In 2006, he earned the prestigious Professional Community Association Manager (PCAM) designation, the highest professional credential offered through Community Associations Institute. Combined with his CMCA and AMS designations, these achievements demonstrated his dedication to mastering the profession and delivering knowledgeable guidance to the communities he served.
Throughout his career, Patrick gravitated toward communities with unique operational and governance challenges. He led the management of complex condominium, resort, and active-adult communities, often overseeing substantial facilities, amenities, infrastructure, and staff. His experience managing large and sophisticated communities provided Boards with the confidence that comes from working with a manager who had seen challenges from nearly every angle.
Beyond community management itself, Patrick invested significant time advancing the industry. He served for more than five years on the Washington State Chapter of Community Associations Institute Legislative Action Committee (LAC), including service as Treasurer and later Chair. During that time, he worked alongside fellow industry leaders to advocate for legislation affecting community associations and homeowners throughout Washington State. He also represented Washington’s interests at the national level through involvement with Community Associations Institute’s Government Affairs Committee and participated in advocacy efforts in Washington, D.C., helping ensure the needs and perspectives of community associations were represented in legislative discussions.
In 2022, Patrick joined Trestle Community Management as a Senior Community Manager within the firm’s Mid-Rise, High-Rise and Estate Practice, bringing decades of experience supporting communities with sophisticated operational requirements and governance needs. His expertise and perspective strengthened the Practice and provided valuable guidance to both Boards and fellow managers. The Mid-Rise, High-Rise and Estate Practice focuses on communities that require specialized knowledge of building systems, risk management, compliance, maintenance planning, and complex operations. Patrick’s background made him a natural fit for this work.
While professional accomplishments often receive the most attention, Patrick is equally appreciative of the colleagues, mentors, and industry professionals who supported him throughout his journey. He frequently credits others for helping him develop as a leader and manager, emphasizing the collaborative nature of a profession built on service and continuous learning.
A Reflection from Trestle

As only the second team member to retire from Trestle, this is a milestone we are especially proud to share.”
As he concludes his career, Patrick leaves behind more than a list of positions held or communities managed. His legacy is reflected in the communities he helped guide, the industry initiatives he supported, the professionals he worked alongside, and the example he set through his commitment to education, professionalism, and service.
